A living place of a different nature.

The Roots project is rethinking the urban environment by drawing inspiration from people: quality of life, ecological relevance, circularity and innovation.

Roots is an ecosystem comprised of 4 complementary pillars in which each function is beneficial to the other and provides a high quality of life.

Roots is one onf the most sustainable mixed-use projects in Luxembourg. It is also the only building in Luxembourg that will soon achieve quadruple certification.

Low-carbon wooden construction.

Wood is the ultimate material for sustainable development; it is both energy-efficient, as its transformation into a building element requires little energy (water, electricity, etc.) and a “carbonivore”, as the carbon that has accumulated within it during its photosynthesis will remain there until the end of its life.

The wood used in construction comes exclusively from sustainably managed and PEFC-certified forests. In these forests, when a tree is cut down, it is replaced with one or two others. On the basis of these strengths, Roots is the pilot project for the new LCBI (Low Carbon Building Initiative) certification, which aims to reduce buildings’ carbon footprint by 30% to 50%.

The residences and communal areas benefit directly from the production of over 120 photovoltaic panels.

Finally, Roots retains rainwater to water the green spaces and the shared vegetable garden. Thanks in particular to these actions, Roots aims to achieve the BREEAM Excellent certification.

Using energy smartly.

Going green means saving energy!

  • efficient insulation,
  • solar protection and panels,
  • energy recovery ventilation

help keep heating and air conditioning costs down. The homes and common spaces benefit directly from energy produced by the solar panels.

Electric charging stations and bicycle parking racks are also available.

Roots uses rainwater to water the green spaces and vegetable gardens. With these actions, Roots is aiming for the Breeam and BBCA labels.

The importance of well-being.

Roots is bringing nature back into the heart of the city. A hanging garden and various shared green spaces are perfect for relaxing in, while only requiring little maintenance. These spaces are decisive in terms of well-being, since we know that humans have a spontaneous and unconscious need to connect with nature. This innate affinity is called biophilia; the biophilic design thus integrates natural elements into the built environment, in such a way as to enhance the occupants’ well-being.

Roots is targeting the WELL Building Standard® Gold certification, which assesses 10 concepts that contribute to health and well-being, such as air quality, water quality, natural light, the choice of materials, thermal and acoustic comfort, etc. This is another proof of quality.

An ideal location.

Belval is a unique district. Near the French and Belgian borders, it is an economic hub, a centre of knowledge and innovation, and a living district. All the commodities there are accessible on foot: shopping centre and supermarket, restaurants and bars, childcare centres, primary school, before-/after-school centre and high school, cinema, library, fitness facilities and future multisport centre with swimming pool and climbing wall, the Rockhal concert venue, park and green spaces, and so on.

The Roots development enjoys a central location in the Square Mile district, a new centre of gravity with mixed use. It overlooks the Place des Bassins square, a remarkable public space that is expected to become the district’s centrepiece.

In terms of accessibility, Belval is connected via the Belval-Université rail station, 10 national bus lines, 5 cross-border lines and 4 Vël’Ok (bike-share) stations. In addition, a new motorway link avoids the Raemerich roundabout, while, as of 2028, there will be a fast tram connection (26 minutes) between Belval and the Cloche d’Or district.

Investing in Luxembourg, a promise of growth.

Political and economic stability, an ideal geographical position, a high quality of life, significant population growth, demand exceeding supply and therefore one of the highest occupancy rates in Europe (97%) are some of the factors that make Luxembourg the ideal place to invest in property.

At the crossroads of three EU countries (France, Germany, Belgium), the Grand Duchy is one of the largest cross-border labour markets and is recognised as the second largest investment fund center in the world after the USA.

Investing in Roots Belval.

Near Esch-sur-Alzette, the country’s second-most populous city, Belval has become an attractive centre in the south. A stone’s throw away from the Belgian and French borders, Belval is an international innovation and research hub home to +270 companies, retail outlets and authorities, including over 20 public establishments, already employing 12,000 people so far, and eventually up to 25,000 at the end of its conversion.

This popular location and the emergence of these new business sectors also make Belval a strategic position for retail development.
